Most searches for construction software end in a list of packages. That makes sense, because the market is full of ERP systems, planning tools and estimating programs that all claim to solve your problem. But the question under the question is almost never “which package”, it is “what fits the way we actually work”. This guide lays out the types of construction software, names the well-known packages in the Netherlands, and is honest about when an off-the-shelf package is enough and when an integration or custom build earns you more.

What is construction software?

Construction software is any digital system that helps a building firm manage projects, hours, materials, planning and administration. It runs from a standalone estimating program to a full ERP system that connects the office and the site. The term is an umbrella. No single product covers the whole process equally well.

That is exactly why the choice is hard. Construction in the Netherlands is a heavily fragmented sector: according to figures from Statistics Netherlands (CBS), the construction industry counted more than 271,000 companies in early 2026, most of them small firms or sole traders. A package that fits a contractor with fifty people on the payroll rarely fits an installation company with eight engineers. And the sector has a lot to catch up on digitally. According to research by McKinsey, construction is one of the least digitised sectors worldwide, with labour-productivity growth of only about 1 percent a year over two decades, against 2.8 percent for the economy as a whole.

Which types of construction software are there?

Construction software falls into roughly six categories, and most firms use three to five of them at once. Understand those categories and you immediately see why standalone packages so often overlap or leave gaps. Below is the breakdown, with what each is for and when an off-the-shelf package is enough.

The pitfall is not choosing a category, it is thinking one package does them all equally well. An ERP is strong in finance and weak in field reports. A field-report app is strong on site and can do nothing with estimating. So almost every building firm ends up with several systems, and then the real question is how they talk to each other.

Which construction software packages do you know in the Netherlands?

The Dutch market has a handful of familiar names you meet in almost every comparison. They differ sharply in scale and focus. A large ERP like AFAS or 4PS is built for companies with their own production and many employees, while Bouw7 aims at the smaller contractor who wants to get off Excel. Below is a neutral overview, not a ranking.

What stands out: almost every package is strong in one link of the chain and leaves the rest to another. That is not a fault of the vendors, it is the nature of a fragmented sector. So for most firms the healthy route is not “which package replaces everything”, but “which two or three packages do I combine, and how do I make them work together”.

Off-the-shelf or custom: what fits you?

For 70 to 80 percent of building firms, an off-the-shelf package, possibly with an integration, is the right choice. Custom only comes into play when you hit a real limit, not because custom sounds “better”. There are three routes, and most firms sit in the middle.

Integrations: make your existing construction software work together

The biggest gain usually is not new software, but making what you already have work together. Your field-report app, your estimating package and your bookkeeping often live as islands, and someone retypes the data from one system into the next by hand. An integration turns that into a single flow. Most modern construction software, including Exact Online and AFAS, has an API for exactly this.

AI in construction software: what can it really do now?

AI in construction today is mostly good at text and documents, not at running your project on its own. It reads and sorts specifications, summarises long email threads, pulls data from incoming invoices and flags deviations in planning or budget. That is real time saved on the administrative part of the work.

What AI does not yet do reliably: estimate, plan or decide on its own. The marketing runs ahead of the practice here. So see AI as an assistant that does the prep work, a helper that pre-sorts documents and hands you the exceptions, not a replacement for your work planner. Start small, with one task that costs a lot of time and needs little judgement, and build out from there.

What does construction software cost?

Construction software comes in three price forms. A standard package is billed per user per month, usually between 30 and 150 euro. An integration between two packages is a one-off investment, often between 2,500 and 10,000 euro. Custom starts around 8,000 euro for a first working version and grows with scope. Free tools exist for isolated tasks, but hit their limits fast once projects, hours and invoicing have to hang together.

The biggest miscalculation is looking only at the purchase. Calculate the total cost over three years: subscriptions, implementation, integrations, maintenance and the hours your own people put in. How do you choose the right construction software?

  1. Write down your biggest bottleneck, not your wish list. Where does the process really jam today? On site, in invoicing, in estimating? That bottleneck sets the category, not the other way around.
  2. First check whether an off-the-shelf package covers it. In most cases a package exists that covers 80 percent of your process. Start there, not with custom.
  3. Map what has to integrate. Which systems do you already run, and where does the manual retyping happen? That is often where the fastest gain sits.
  4. Ask about the API and the ownership of your data. Can you get out later, and do you take your data with you? A package without an open integration is a package that locks you in.
  5. Calculate over 24 months. Purchase, implementation, integrations and maintenance together. Only then are you comparing apples with apples.

The first step

You do not choose construction software on the longest feature list, but on your biggest bottleneck and the way your business actually works.
